Turnover Documentation Report
The
Project Turnover Documentation Report captures the as-built
condition of the property, which is critical to establishing the
site’s initial benchmarks for future turnover and maintenance of the
property. The report, in CD form, provides the client with the final
as-built conditions and supporting annotated photographs of the
building’s exterior, common interior elements, surrounding
landscaping and any amenities that will become the responsibility of
the HOA or facilities maintenance company after project turnover.
Pre
- HOA Turnover Program
Often punch list work performed by trades negatively impacts
finished work and requires repair. The Pre-HOA Turnover Program
helps the client identify damaged or incorrect construction
practices before the turnover of the site to the HOA or facilities
maintenance firm. It is strictly limited to areas to be maintained
by the HOA or facilities management firm. This service differs from
ABCO’s QA program in that only the post construction items are
observed and is typically used for those projects where ABCO’s
Quality Assurance Program was not utilized. The timing of this
service coincides with the turnover of the property to the HOA and
the completion of the punch list items that the trades may have
addressed. The components to be observed will be limited to ANSI
117.1 compliance, the building exteriors, roof systems, impact of
the installed landscaping and paved surfaces, potential problems,
existing visible damage and noted deviations from the design
documents will be identified.
Following the initial visit, an electronic report will be
transmitted. This report will contain identified action items along
with associated photographic documentation. After repairs have been
made, the client schedules the follow-up inspection to verify
corrected items to close the loop on any previously identified
action items. |
