Maintenance Manual
The HOA/Facilities
Maintenance Manual is designed to assist in the maintenance of
common areas and association assets. A review of the physical site
and an in-depth study of the Covenants, Conditions and Restrictions
(CC&Rs) are utilized in the development of a customized,
site-specific manual. Monthly schedules and checklists are
developed, as well as a log to record inspections, repairs,
maintenance and any and all action items. The manual also includes a
section of suggested methods for the inspections and recommend
methods for the actual maintenance.
As
part of the HOA/Facilities Maintenance Manual package and as a
follow-up service to creating a customized HOA/Facilities
maintenance manual, ABCO offers an orientation program to explain
how to work with the manual. The orientation training is conducted
at the project site with representatives from the builder and/or
owner, and the HOA Board of Directors. The HOA/Facilities
Maintenance Manual Orientation is designed to help facilitate
familiarity, organization and optimal use of the customized manual
as well as to formalize the turnover of the manual to the parties
now responsible for maintenance. These actions taken on the part of
the builder demonstrates due diligence by providing the HOA Board of
Directors with the information and standards necessary to maintain
the buildings and grounds.
Homeowner's
Maintenance Manual
The
Homeowners Maintenance Manual details maintenance and inspection
procedures, responsibilities and maintenance records for interior
and exterior elements that the homeowner is responsible for
maintaining. Monthly schedules and checklists are developed, as well
as a log to record inspections, repairs, maintenance and any and all
action items. The manual also includes a section of suggested
methods for the inspections and recommend methods for the actual
maintenance. This includes being aware of and applying the
recommended procedures for using and maintaining all components of
the home. The manual provides documentation for warranty issues and
education for the homeowner.
